Previous tenant surrendered the building with everything intact so the place is “turnkey” (ready for business, good to go) for a bar lounge + restaurant/grill. If you desire to keep it as such then you will need a liquor license if you plan on selling liquor. The building is also suited other businesses such as a medical office or a supply store.

Base rent: $8500, annual increase of 3%

Property taxes: Only if there are any increases from base year and tenant will be 2/3 responsible of the increase. So for example, if next year the total annual taxes is $100 more than the base year, tenant is responsible for $66.67.

No maintenance and no insurance charges; tenants are responsible for their own maintenance, insurance (landlord on policy required), and utility (electricity, water, etc).

Length of lease: Minimum 3 years. 5-10 years negotiable (depending on credit history, background, etc).

Security deposit: Minimum 3 months (depending on credit history, background, etc).
